FOR 10 years, John Pattison and his family have enjoyed the many charming features of their South Yarra Tudor home at 13 Alexandra Avenue.

Their favourite is the conservatory kitchen and dining area, where the family enjoy the glass roof and bright, leafy outlook to the courtyard and pond. It's also the best vantage point from which to keep an eye on a couple of "repeat offenders": a pair of kookaburras preying on Dr Pattison's goldfish. Best of all, as the children grew up, their parents found that their home was close enough for them to walk or ride to their schools, Melbourne Grammar and St Catherine's.

"It's a wonderful house right next to the Botanic Gardens, in under a minute you can be running the Tan or enjoying the gardens," Dr Pattison says.

The three-storey house has been renovated to accommodate the family of six, and includes four large bedrooms, two studies and two bathrooms. With their four children having now left home, Dr Pattison and his wife, Liz, are downsizing to Williamstown. RT Edgar will auction the property on September 22 at 11am and is quoting $1.6 million upwards.
